Each day, casual conversation is offered, it is my job to ask the questions "NOW" so that when closing approaches their concerns are questions like, " When is the Walk through? And, "Remind me of when we are closing?"
Today, I got an email that the Buyer's inspection report was minimal. Actually, the report lacked the radon results, but the Buyer's agent made me feel like it was safe to say to my seller all is well. That would have been irresponsible for me to tell the seller, since the report was not complete yet and honestly the results might have been disasterous.
I knew the Radon test was done on Saturday and it normally takes 48 hours for a report. With a few questions, I was able to learn that the radon had just been completed, we would need to wait just a bit before getting the all clear.
The request addendum did indeed consist of two minor repairs and the radon report was fine. Phone call to seller went VERY SMOOTH and I didn't have to swallow the frog and tell the seller I was wrong!
