Part of buying or selling, is hiring an agent who closes lots of transactions! Many deals fall apart because someone did not understand a simple piece of the contract. Do you know and understand latent material defects? Do you know that just because the roof has only a few years of life, you cannot get OUT OF THE CONTRACT. Each contract is different, but each one is a legal binding contract when signed by buyer and seller, and all terms are as stated. With experience comes a wealth of knowledge. Knowledge is power!!!!

Anyone who knows me knows that I am a numbers geek. Each month, I export all of the data from the Greater Springfield Board of REALTORS® Multiple Listing System. This month, I noticed some interesting things:
There are currently 1,707 members of our Board.
298 members have dropped their membership since October 2009 (15%).
Only 58% of the agents have written a contract on behalf of a buyer in 2011.
Only 726 agents have sold a listing in 2011 (less than 43%)!
5 of the top 10 listing agents specialize in foreclosures and REO properties.
4% of the agents (the top 75) are producing 80% of the total sales!
The above data was based only on single-family home sales.
